Development Application Lodged for Proxima

Proxima will offer in excess of 11,500sqm of leasable floorspace and will feature a childcare centre which will cater for up to 400 children, including those with special needs, and is targeting medical and allied health services focussing on childhood development.
Lumina’s position within the Gold Coast Health and Knowledge Precinct provides a unique opportunity for Proxima’s tenants to engage and collaborate with the research and development currently in progress at the Gold Coast University Hospital, Griffith University and the Gold Coast Private Hospital.
The project is expected to generate up to 900 new health and teaching jobs when fully occupied and will attract a range of businesses seeking to be at the forefront of childhood development and allied health services.
Evans Long Director Dirk Long says Proxima has been designed to foster collaboration amongst business, industry, the university and hospital service.
“Proxima’s location within Lumina and the Precinct puts it at the centre of the city’s brains trust, and at the heart of an emerging world-class hub for innovation,” he said.
“We are currently finalising negotiations with several tenants, with approximately 40 per cent of the building pre-committed, and are also in final lease negotiations with an operator for the childcare centre.
“We have worked with award-winning architects PDT to deliver a design that is congruent with the needs of medical professionals, including a suite of A-grade features such as high ceilings, floor to ceiling windows and an on site retail tenancy for a cafe.”
The building is being marketed by Nick Selbie of CBRE, who says he is already fielding strong interest from local and interstate professional services looking to be part of a collegiate group of like-minded businesses.
“Proxima will deliver an A-Grade, 5-star energy-rated commercial space in a highly sought-after location,” he said.
“The ability to share ideas and work hand-in-hand with surrounding businesses is a major drawcard, as is the opportunity to secure a boutique or large format tenancy.
“Tenants can secure smaller spaces from 60sqm to 265sqm, right through to 5,500sqm on contiguous levels, so there is flexibility to tailor the tenancy to suit business needs.
“The inclusion of end of trip features such as bike racks, showers and change rooms encourage active transport, with public transport including the light rail and bus stations just 200 metres away.
“Established amenities within the Precinct, include a Woolworths-anchored retail precinct in the neighbouring Smith Collective residential enclave, which adds to the convenience and accessibility of the location.”
Evans Long is targeting early 2021 to commence the construction of Proxima, which will be undertaken by its building arm, Evans Built, one of Queensland’s leading private construction companies, with 34 years of experience.
